Stage
1
This
five bedroom property was formerly a rather shabby-looking
student let, with sinks in every room. Purchased by a family,
H & L undertook a full renovation and refurbishment, incorporating
installation of new, energy efficient central heating system,
fully fitted kitchen, new flooring,
windows etc. and the opening up of two ground floor rooms
to form a large, airy living room.
This
image shows the front room of the house on the ground floor.
H & L advised on the most cost-effective way to achieve
the client's objective, including liaising with Exeter
City Council planning inspectors.

Stage
2
Once
the sink had been removed, the radiator resited and floorboards
lifted, H & L supported the weight of the upper floors
with props and, having first reinforced the pillars on either
side, inserted a large steel joist. This had been supplied
in accordance with building regulations advice and fitted
under their supervision.
The
surrounding area, including the space above the joist was
reinforced with brickwork and replastered.

Stage
3
Reclaimed
floorboards were used to create the seamless finish shown
here. These were fitted, stripped, polished and sealed by
H & L, who also made the large skirting boards, in keeping
with the original Victorian fittings, which were retained
wherever possible.
French
windows were fitted in the window aperture, making the room
exceptionally light and airy. Fireplaces were refurbished
and tiled and the entire room was decorated to a high standard
